Feng Shui Tools for Realtors and Real Estate Agents

Give every home a new perspective. Introduce clients interested in Feng Shui to a new way of exploring a property. Feng Shui AR uses augmented reality to show Feng Shui ideas inside the spaces they are considering: how the way in leads through the home, where the layout opens up and where it pinches.

Why realtors use it

Why realtors might use Feng Shui AR

Feng Shui matters a great deal to some buyers and not at all to others. The app is for the clients who ask.

1Support buyers interested in Feng ShuiGive buyers who care about Feng Shui another way to read the layout of a property: what the front door faces, how you move from room to room, where a bed or desk could sit.
2Add a distinctive moment to a showingWalk through the home with the phone and let the client see the flow from the front door drawn as light in the room around them. It works best as a short, optional part of a viewing or buyer consultation.
3Continue the conversation after a viewingRecommend the app to clients who want to look at Feng Shui in their own time, or send them the image the app makes of a scanned plan and its flow, if the owner has agreed to the scan.

How it works

Three steps, using what the app already does

1Scan the home from the front doorOpen Feng Shui AR and walk the property, starting at the front door. On an iPhone or iPad with LiDAR the app scans whole rooms; on other iPhones you mark corners and doorways by hand; on Android it uses ARCore. It builds a floor plan with rooms, doors, windows and furniture. Allow a few minutes.
2Look at the flow and the findingsThe app draws the path from the front door through the home and shows it as moving light in AR. It flags traditional form-school concerns, such as a blocked entry, a front door lined up with a window or back door, a dead-end hallway or a bed out of the command position, and lays the Bagua map over the plan.
3Share it with interested buyersBuyers can install the app and scan homes themselves. The app can also make a share image of a scanned plan with its flow and score; room names are off by default and the home’s name is never included.

Ask the owner or listing agent before scanning a home that is not yours or your client’s. The scan stays on the phone it was made on: there is no account and no copy on our servers.

What a scan shows

What the app reads in a home

Everything below is a traditional form-school reading of the layout, the school of Feng Shui that looks at shape, doors and furniture rather than birth dates or compass formulas.

  • The flow path from the front door, drawn on the plan and in AR
  • Furniture blocking the entry, narrow passages and crowded rooms
  • A front door lined up with a window or exterior door, or facing a bathroom, a bedroom or a mirror
  • Dead-end hallways and rooms the flow does not reach
  • Whether beds and desks are in the command position, and sharp corners aimed at them
  • The Bagua map over the plan, by front door or by compass

It does not inspect the building, judge its condition or value, or read mirrors facing beds, ceiling beams, exterior surroundings, Flying Stars or Kua numbers.

Who it is for

Who it is for

  • Real estate agents whose buyers ask about Feng Shui.
  • Agents working with clients who value Chinese cultural traditions and want them taken seriously.
  • Luxury realtors looking for a distinctive part of a buyer experience.
  • Home stagers and property professionals who think about layout, circulation and presentation.

Interest in Feng Shui is personal. Many buyers of every background are curious about it, and many buyers from cultures where it is practised have no interest in it at all. Offer it to any client who asks or shows interest, and to none by assumption.

Questions

What is Feng Shui AR?

Feng Shui AR is an app for iPhone, iPad and Android that maps a home as you walk it from the front door and reads the layout through traditional form-school Feng Shui. It shows the flow from the front door as light in augmented reality, lists layout findings such as a blocked entry or a dead-end hallway, lays the Bagua map over the floor plan, and suggests furniture changes. It also calculates personal BaZi charts.

How can real estate agents use Feng Shui AR?

As an optional part of a showing or buyer consultation for clients who are interested in Feng Shui: scan the home with the owner’s permission, walk through the flow and findings with the client, and recommend the app so they can explore homes themselves. It is a conversation aid, not an assessment of the property.

Does Feng Shui AR replace a professional Feng Shui consultation?

No. The app applies a fixed set of traditional layout rules to the plan it measures. It does not replace an individual consultation with a Feng Shui practitioner, and different schools of Feng Shui may read the same home differently.

Is Feng Shui AR useful for buyers who are unfamiliar with Feng Shui?

It can be. Many of the things form-school Feng Shui looks at, such as a cramped entrance, a hallway that ends in a blank wall or a bed you cannot see the door from, have ordinary practical sides too. The app explains each finding in plain language. For buyers with no interest in Feng Shui, it is simply not needed.

How do I get started?

Download Feng Shui AR from the App Store or Google Play, scan your own home or office first to learn the workflow, then download the free guide on this page for ideas on raising Feng Shui with clients. Scanning more than one home, or more than the first room, needs Pro or the one-time purchase for that home.

Is there a fee to use Feng Shui AR?

The app is free to download. The free version keeps one home and shows a limited analysis. Pro costs US$9.99 a month or US$39.99 a year, with a 3-day free trial for eligible new subscribers, and a one-time US$14.99 purchase unlocks the complete analysis of a single home. Prices vary by country and are shown in the store. There is no separate plan for real estate professionals.
